(a) Common elements.--A
declarant may maintain offices and models in the common element portion
of the condominium only in connection with the management, sale or rental
of units owned by the declarant in the condominium if the declaration so
provides and specifies the rights of a declarant with regard to the number,
size, location and relocation thereof. At such time as a declarant ceases
to be a unit owner, he ceases to have any rights with regard to such portions
of the common elements so used unless such portions are removed promptly
from the condominium in accordance with a right to remove reserved in the
declaration. Upon the relocation of a model or office constituting a common
element, a declarant may remove all personal property and fixtures therefrom.
Any fixtures not so removed shall be deemed common elements, and any personal
property not so removed shall be deemed the property of the association.
(b) Signs.--Subject
to any limitations in the declaration, a declarant may maintain signs in
his units and on the common elements advertising units in the condominium
owned by the declarant for sale or lease.
(c) Units.--A declarant
shall have the right to locate, relocate and maintain offices and models
used only in connection with the management, sale or rental of units owned
by the declarant in the condominium in his unit or units in the condominium,
notwithstanding the fact that the declaration would otherwise preclude use
of units for such purpose, but subject to all other provisions in the declaration,
including, without limitation, modification or elimination of declarant's
rights pursuant to this subsection by specific reference thereto.
